The most common reason for evicting a tenant is 'NON-Payment of the monthly due amount.


In New Jersey, most evictions for non-payment do not require any notices prior to filing a complaint unless there is a written lease which requires a notice or the tenant receives governmental assistance.  The landlord tenant division of the Special Civil Part of the law division handles most non-payment actions.  There are no money judgments awarded there, just possession.  For this reason, unless complicated issues arise, non-payments are disposed of in a summary manner, usually on the first court appearance.
